Have you factored in a vacancy period?

Can you use a new property manager?

Is the property manager local and does not really know the local market. \

Was the house bought on the wrong side of the suburb. I have seen many investors buy in a supposed good suburb only to find out later it might have the right postcode but be in the wrong area. For example down wind from the dog food factory.

What is causing the oversupply .. Was there to many houses built for the area.

What ever you do make sure you do your OWN Research..
